A foreign resident recently purchased seven four-room apartments in the 'New Talpiot' residential project in the renewed Talpiot neighborhood of Jerusalem, for a total of approximately 27 million shekels.

The average price in the transaction exceeded 38,500 shekels per square meter.

The apartments are expected to be occupied in about two years, and the purchase joins a series of previous transactions in the project carried out by buyers from the United States, Canada, and France.

These are four-room apartments, some of which are approximately 106 square meters in area and include a balcony, parking, and storage room, facing the neighborhood's internal park. The others are approximately 99 square meters in area, also with a balcony, parking, and storage room.

The 'New Talpiot' project has attracted a diverse international audience in recent years, including families from North America and France.

The project was designed by the Man Shinar Architects, led by architect Ami Shinar, and is based on low-rise construction and neighborhood planning, designed to enable community and social life. The design includes an internal park, a commercial avenue and common areas, along with proximity to educational institutions, synagogues and public transportation.

After the first phase, which included the construction of 200 housing units in four boutique buildings, was fully occupied, the project is now moving on to phases B and C. These phases include the construction of four 10-story buildings with an additional 192 housing units.

The mix in the new phases is diverse and includes 2–5-room apartments, garden apartments, mini-penthouses and penthouses.

The project's entrepreneurs, the Belilius Group, the M. Aviv Company, and the Rosenzweig Baruch families, note that the concentration of purchases on such a scale indicates a high level of confidence in the project and the entire region.
