Ramat Gan police station complex to be demolished; 34-story tower to be built on top

It took the purchasing group "Mana'il G'Gurim" more than 3 years and 12 delays in tenders to win the latest center, which closed this week, for the sale of the land on which the Ramat Gan police station sits. Now, as they are reaping the rewards, says Motti Peled, the group's organizer: "You've reached and reached and reached and found what you believe.".

The group, which plans to build a residential tower on the site, will pay the administration NIS 43 million for the land, which amounts to approximately NIS 210,000 per unit. So far, it has managed to sell all the apartments in the planned tower, except for those it has left for the group's managers to sell in more profitable stages.

The unique, round shape of the planned tower will place it in line with top-tier luxury towers in the country, such as the U. The adjacent historic Tygart police building is expected to be preserved and serve as a kind of police museum. A public square will also be built.

The Ramat Gan Municipality presented a new urban renewal plan, two months after canceling the city's overcrowding plan, which was considered the pioneer of TAMA 38. According to the plan, about 1,000 apartments will be built each year in only 30 buildings - but contractors claim that at least 320 TAMA applications are currently stuck in the pipeline. The opposition claims that the municipality does not want to build more infrastructure, but the municipality clarifies: the plan reflects the existing situation.

According to the plan, the residential tower will be round and rise 34 stories above a commercial floor. In total, the tower will include about 200 apartments - 190 of which have already been sold. About two years ago, when marketing began, the price of a 3-room apartment was NIS 990,000, and as the floors climbed, the prices rose by about NIS 3,000.

""The apartment prices are about 800,000 shekels cheaper than the market," claimed Moti Peled, one of the owners of a residential management company. "Even now, if one of the group members sells the apartment he purchased, he will earn half a million shekels." According to him, the obstacles that delayed winning the tenders were bureaucratic and stemmed from a lack of coordination between the parties involved in the deal (Israel Police, Israel Land Authority). "But in the last tender, the authority appointed a special project manager to coordinate between the parties," he explained.

The group is currently leading huge groups that are expected to compete in administrative tenders in the Carmi Gat neighborhood, located north of Kiryat Gat.
