559 new housing units are part of a construction plan in the Lubinsky complex between Rabbi Kahneman Street in Bnei Brak and Highway 4, which was recently approved for submission to the District Planning and Building Committee of the Ministry of the Interior.
The plan, covering 37.7 dunams, is located in the southeast of the city, between Rabbi Kahneman Street to the west and Highway No. 4 to the east. According to the plan, the existing car dealership and garage will be removed from the area, in favor of establishing a new residential neighborhood.
As part of the plan, the complex was divided into two parts: a commercial area, offices and a public building, adjacent to Rabbi Kahaneman Street, with a height of about seven floors and a ground floor, and a residential area and a public building to the east and south of the commercial area, where 16 residential buildings with six floors above the ground floor, a smooth roof floor, and sloped apartments below the determining level and basements will be built in the complex - and a total of 559 housing units.
Due to the shortage and distress of public spaces in the city, in addition to allocating a public lot of approximately 2 dunams, the guidance plan includes the establishment of 20 kindergartens that will be integrated into the ground floors of residential buildings and will include a shared courtyard.
onA park will be established in the new residential neighborhood that will cover an area of 3 dunams.
In order to provide a solution to the existing traffic problems on nearby Kahneman Street, which such a plan could worsen, a perimeter road is planned to be paved that will connect the Ramat Elhanan neighborhood to the new neighborhood, instructions are being given for the establishment of an underground public parking lot for the service of neighborhood residents and visitors, and a safe drop-off point for children's transportation vehicles.
In accordance with the guidelines of the Ministry of Environmental Protection, acoustic protection will be provided for the lots facing the road and appropriate treatment will be provided for contaminated soil, due to the proximity to the Geha Road and the activity of the car garages.
